For four adults, Swissôtel Nankai Osaka vs MIMARU Osaka Namba Station is no longer a simple “two hotel rooms versus one 35 m² apartment” decision. Swissôtel’s current FAQ lists several room types that can accommodate four adults, including the Swiss Executive Triple and Grand Room, and the Grand Room has two full bathrooms. Meanwhile, MIMARU’s existing 35 m² Family Apartment keeps four adults in one kitchen-equipped unit but has one bathroom, and the new MIMARU Osaka Namba Station Annex opens on October 1, 2026 with a 45 m² four-single-bed apartment and in-room washer-dryer.
My default is still MIMARU when four people genuinely want one shared apartment routine. I would move toward Swissôtel when the Nankai/KIX hand-off, parallel bathrooms, hotel facilities or privacy matter more than a kitchen. But from October 2026, adult groups that disliked MIMARU mainly because of bunk beds or shared laundry should re-run the comparison: the Annex fixes both of those problems without fixing the one-bathroom bottleneck.

First correct the room-capacity assumption: Swissôtel does have one-room options for four adults
A four-adult comparison goes wrong if it begins with “Swissôtel requires two rooms.” Swissôtel’s current official FAQ lists these maximum adult occupancies among its room categories:

That means the correct booking exercise is not “Swissôtel two rooms versus MIMARU one room.” It is Swissôtel two rooms versus a four-adult Swissôtel category versus one MIMARU apartment. The best answer can change substantially when a Grand Room rate appears on your dates.
The Grand Room is especially relevant because the hotel explicitly describes it as having two well-appointed bathrooms. For four adults, that changes the morning-circulation comparison more than a few extra square metres would. MIMARU’s 35 m² Family Apartment and the new 45 m² Annex four-single-bed apartment both publish one restroom and one bathroom.

This is why nightly price alone is weak. Each option buys a different type of concurrency: two hotel rooms buy privacy concurrency; the Swissôtel Grand Room buys bathroom concurrency inside one room; MIMARU buys living-space and meal-planning concurrency; Annex adds bed equality and laundry.
Arrival day: Swissôtel’s station connection is most valuable when everyone is tired at once
Swissôtel sits directly above Nankai Namba Station. For a group arriving from Kansai International Airport with four suitcases, this is one of the few hotel advantages that is difficult to imitate with a larger room. You remove the final street walk, weather exposure and four-person navigation after the train.
MIMARU Osaka Namba Station currently lists about four minutes on foot from Nankai Namba South Exit. The Annex lists about five minutes. Those are short walks, but four adults plus four large cases make the final leg a group task rather than a single-person map number.
The ValueNavi test is to count how often you use this advantage. Swissôtel’s station connection is paid on arrival, departure and every Nankai-oriented outing. If the rest of the trip is mostly Kuromon, Dotonbori, Nipponbashi and Nara, MIMARU may recover the small arrival disadvantage every evening through shared-space utility. If the trip begins late from KIX and ends early back at KIX, station connection earns two high-value uses.
MIMARU main building: the 35 m² apartment buys togetherness, not parallel mornings
The existing MIMARU Osaka Namba Station Family Apartment is officially 35 m² for four adults with two single beds and one bunk bed. It provides a kitchen and dining area but publishes one washbasin, one restroom and one bathroom, with no in-room washer-dryer in this room type.
For a family or close group that eats breakfast together, shares shopping and discusses the next day around one table, that can be a strong product. For two couples leaving at the same time, the single bathroom is the hidden cost. A room can sleep four legally and still be operationally slower than two smaller rooms.

From October 1, 2026, Annex fixes the bunk-bed and laundry objections—but not the bathroom objection
MIMARU’s official site lists MIMARU Osaka Namba Station Annex as opening on October 1, 2026, about five minutes from Nankai Namba Station South Exit. Its 45 m² Apartment (4 Single-Beds) has four single beds and an in-room washer-dryer, plus one washbasin, one restroom and one bathroom.
This room materially changes the Swissôtel comparison for four friends. If the old objection was “two adults do not want to use a bunk” or “we need to wash clothes in the room during a week-long stay,” Annex can remove the reason to split into hotel rooms.
But it does not create two bathrooms. If four adults need simultaneous showers before a 07:00 Kyoto departure, a Swissôtel Grand Room or two hotel rooms can still win despite losing the kitchen. Annex is an adult-group improvement, not a complete replacement for hotel-room privacy.
The Swissôtel Grand Room is the strongest red-team against the “MIMARU keeps us together” argument
MIMARU’s most obvious advantage is keeping four people in one unit. The Grand Room weakens that argument because Swissôtel currently allows four adults in the category and specifically highlights two bathrooms. It keeps the group in one room while preserving more morning bathroom concurrency.
The trade-off is product identity. Swissôtel is a full-service hotel rather than an apartment hotel. The Grand Room does not give you MIMARU’s kitchen-and-dining setup. If four adults routinely bring breakfast and takeaway back to the room, MIMARU still has a daily-use advantage. If the group mostly eats out and returns to shower and sleep, the second bathroom can be more useful than a kitchen.
This is the cleanest decision question: will your group use the kitchen/table more times than it will benefit from the second bathroom?
Two Swissôtel rooms are not automatically wasteful
Two rooms can look inefficient because the group duplicates desks, televisions and bathrooms. But the duplicated bathroom is often exactly what four adults need. One pair can sleep while the other packs; two people can shower simultaneously; one room can be quiet while the other handles shopping bags and late-night conversation.
The hidden cost is coordination. You need a meeting room, a place for shared food and a rule for who holds tickets, chargers or luggage scales. MIMARU deletes those small communication tasks by default.
For two couples, I would not treat coordination as a major problem. For parents with two children, splitting across two rooms can be less attractive because supervision matters. Party composition changes the value of the same floor plan.
Hotel facilities only count if your itinerary leaves awake hotel hours
Swissôtel’s official materials list an indoor pool, gym, hot tub, Japanese bath and sauna within Pürovel Spa & Sport. Swiss Advantage guests currently receive complimentary gym and indoor-pool access, while Grand Room guests receive complimentary gym, pool and sauna access according to the room page.
Those facilities are real value only when the group has usable hotel time. A three-night itinerary that leaves at 08:00 and returns at 22:30 can turn a full-service hotel premium into decoration. A slower stay with a midday reset, pool session or wellness morning can justify it.
MIMARU has the inverse risk. A kitchen and washer-dryer are not automatically valuable either. If the group eats every meal outside and never does laundry, apartment features should not be treated as free money.
2026–27 Swissôtel lobby renewal is a date-specific subtraction, not a reason to reject the hotel outright
Swissôtel currently announces renewal works across the entire sixth-floor lobby from August 20, 2026 through March 2027. The hotel says certain lobby areas may be temporarily closed and operating hours of some sixth-floor venues may change depending on work progress.
For stays inside that window, recheck the official notice before the free-cancellation deadline. Do not freeze today’s public-space experience into a future recommendation. The station connection, room occupancy and Grand Room bathroom count are separate facts; what is temporarily less predictable is the lobby/venue experience during construction.
Three nights versus seven nights changes the winner
Three nights, four friends: MIMARU main 35 m² is a strong baseline if bunk beds are acceptable and the group likes one table. Compare Swissôtel two rooms if everyone has the same early departure time.
Three nights, two couples: Swissôtel two rooms deserves more weight because privacy is used every night. A Grand Room can be the one-room compromise if its exact rate and bedding work.
Six or seven nights from October 2026: Annex becomes much stronger. Four equal beds plus in-room laundry remove recurring friction without jumping to a six-person MIMARU suite.
Six nights with multiple early starts: the Annex’s one bathroom becomes more costly. Price the Swissôtel Grand Room, two Swissôtel rooms and larger MIMARU categories that add more toilet/shower capacity.
KIX should be a tiebreaker, not the only hotel-selection rule
Swissôtel’s position above Nankai Namba is unusually strong for Kansai Airport. But if KIX is used only on arrival and departure, that advantage has two major use windows. The hotel still needs to make sense for the nights between them.
MIMARU’s main building is four minutes from the Nankai South Exit; Annex is five. If four people spend five nights eating, repacking and doing laundry together, the apartment advantages may be used far more often than the station advantage. If the flight lands late in rain and the departure is early with heavy bags, the two station-use windows become disproportionately valuable.
Choose by weighted use, not by counting features.

Final verdict: stop comparing brand names and compare the bottleneck
Choose MIMARU Osaka Namba Station when four people truly operate as one household for the stay. The existing 35 m² Family Apartment is strongest when the kitchen/table is used daily and one bathroom is acceptable.
For stays from October 1, 2026, compare the Annex before rejecting MIMARU because of bunk beds or laundry. The 45 m² four-single-bed room adds four equal beds and an in-room washer-dryer, but still has one bathroom.
Choose Swissôtel when station connection, bathroom concurrency, hotel facilities or adult privacy are the harder problems. Do not assume four adults necessarily require two rooms: the current FAQ includes four-adult categories, and the Grand Room is especially relevant because it has two bathrooms.
The decision is therefore no longer “station-connected luxury hotel or apartment hotel?” It is: which repeated friction are you willing to pay to remove—street-and-luggage handling, bathroom queues, privacy, bed equality, laundry or group coordination? Price the exact product that removes that friction, then stop paying for features your itinerary will not use.
