With a heavy suitcase, the “protected” route can therefore be less convenient than the short outdoor route.
That makes this hotel a route-choice product as much as a room-choice product. The compact room ladder starts at 15 m² and reaches 22 m² in the common Twin/Triple range. For one late-arrival night, the 15 m² Double can be an efficient trade for a near-station bed. For two people staying four or five nights with large luggage, I would compare the 19–22 m² Twins before letting the one-minute location justify the smallest room.

The hotel also notes that the surface approach has road heating, making the short outdoor section comparatively easier in winter. That still does not guarantee an ice-free path in every condition, but it is exactly why “underground is always better in snow” is too simplistic here.

The official room list currently shows Standard Double at 15 m², Compact Twin at 18 m², Standard Twin at 19 m² and a larger Standard Twin at 22 m². Standard Triple is also 22 m². These sizes matter because winter clothing and full-size luggage create repeated space pressure.

The 15-to-22 m² jump is about 47% more published area. That does not tell you the exact clear-floor layout, but it is large enough to change how two suitcases, coats and shopping coexist over several nights. I would price the total stay difference and divide it by nights and travellers rather than reacting to one nightly premium.
The hotel does not guarantee that two specific 28-inch cases can remain fully open in every room. Treat 19–22 m² as a safer comparison range, not a suitcase guarantee.
The hotel’s strongest use case is “arrive late, leave early”
Location value is asymmetric. At noon with no luggage, walking an extra five or ten minutes is usually minor. After a delayed airport train in winter, or before a 07:00 JR departure, the same extra movement feels much more expensive. Hotel Gracery Sapporo concentrates its value at those high-friction moments.
If the trip is built around a late first night or early last morning, that can justify the compact city-hotel trade. If the stay is four nights of relaxed Sapporo sightseeing with no early rail days, room space and evening geography matter more.
The July 2026 laundry room improves the multi-night case
The hotel opened a guest-only laundry room in July 2026. Current official information lists 24-hour use, a 30-minute wash at JPY 600 (about US$3.80 at a recent exchange rate) and drying at JPY 100 per 10 minutes (about US$0.60), with cashless payment only. Exchange rates move, so keep the JPY prices as the planning reference.
For one night, laundry is nearly irrelevant. For four or five nights it can let you pack fewer base layers and socks, especially in winter. The hotel does not publish enough information to guarantee zero waiting at a specific hour, so treat it as flexible infrastructure rather than an instant-use promise.

Work backward from the train departure. If packing, checkout and finding the platform leave only a narrow buffer, a room-only rate can be the more rational purchase. On a city day, the same 06:30 opening is easy to use.
Underground connection has a hard time boundary
APIA’s hotel route is listed as usable roughly 06:00–23:00. A flight or train delay can therefore change the arrival route at the exact moment the traveller is most tired. That is a real failure mode worth planning for: save the surface route before arrival instead of discovering at 23:15 that the protected path should not be assumed.
The good news is that the surface route remains about one minute from the South Exit and is step-free. The hotel’s access strength survives the underground closure; only the weather-protected version of it disappears.
What you give up by staying here
The first trade-off is room-space margin. The second is that a public bath is not the centre of the product. The third is nightlife geography: a traveller whose evenings repeatedly finish in Susukino may value a southern base more than a one-minute JR approach.

I would book Hotel Gracery Sapporo when the itinerary repeatedly uses JR Sapporo Station, especially for a winter arrival, airport night or early rail departure. I would not automatically use the underground route with large luggage: the official APIA path includes stairs, while the one-minute surface route is step-free and specifically recommended for large bags. For two people staying several nights, I would make the 19–22 m² Twins the baseline comparison so the station convenience does not simply move the friction indoors.
